LANDLORD CERTIFICATES
Since 1996 it has been a legal requirement for landlords to hold a Gas Safety Certificate (CP12) for rented homes that are supplied with gas. As a landlord, you are legally responsible for the safety of your tenants and must have a gas safety check carried out every 12 months by a Gas Safe Registered Engineer. The annual gas safety inspection ensures the gas appliances and flues in the property are operating safely and up to current standards. Without an up-to-date CP12, not only is your property insurance invalid but you could also be liable for potential civil claims.

landlord certificates are £60 + VAT, plus £10 for each additional appliance.
